Participation in External Assessments

GRESB Real Estate Assessment

The Investment Corporation has continuously participated in the GRESB Real Estate Assessment since 2018.
In the 2024 GRESB Real Estate Assessment, the Investment Corporation received a “2 Stars” in GRESB Rating, which is based on GRESB Overall Score and its quintile position relative to global participants.
It also won a “Green Star” designation for the third consecutive year by achieving high performance both in “Management Component” that evaluates policies and organizational structure for ESG promotion, and “Performance Component” that assesses environmental performance and tenant engagement of properties owned.

     

GRESB is an industry-led international organization which intends to evaluate sustainability performance of real estate portfolios (including listed funds, private funds and direct investments).

MSCI ESG Rating

Using an ESG evaluation framework created by MSCI ESG Research LLC, the MSCI ESG rating assigns a rating on a seven-tiered scale, ranging from “AAA” to “CCC,” based on exposure to industry-specific ESG risks and management capabilities for handling those risks in comparison with other companies in the same industry. The MSCI ESG rating is one of the parameters for listing companies on the MSCI Japan ESG Select Leaders Index, which is used by the Government Pension Investment Fund as an ESG index for passive management, as well as being used by over 1,300 institutional investors around the world and in the creation of over 1,000 investment indexes.
The Investment Corporation has obtained an MSCI ESG rating of “BB” (as of Nov. 2021).

Acquired External Certifications

As of the August 31, 2024, the total number of properties owned by the Investment Corporation that have acquired a green building certification has become 28, and the ratio of such properties to the entire portfolio properties (based on total floor area of the portfolio properties) stands at around 21.3%.

DBJ Green Building Certification

DBJ Green Building Certification Program was launched by Development Bank of Japan Inc. ("DBJ") in April, 2011, for the purpose of supporting properties that demonstrate environmental and social awareness ("Green Building"). Since August 2017, Japan Real Estate Institute (JREI) executes the certification while DBJ controls the overall program. The program evaluates and certifies properties given consideration by society and the economy, providing comprehensive assessment of properties while evaluating various factors which range from the environmental features of properties to communication with stakeholders, such as disaster prevention and considerations for surrounding communities.

BELS Certification

BELS certification is a third-party certification system that rates housing and other buildings based on their commitment to disclosing energy-saving performance based on the Act on the Improvement of Energy Consumption Performance of Buildings by means of a BEI value calculated using primary energy consumption, in accordance with building energy consumption performance standards stipulated by the national government. Evaluation and disclosure based on this system is performed by member organizations (registered housing quality assessment organizations, designated confirmation and inspection agencies, registered building survey organizations, etc.) of the assessment association who have notified of performing BELS-related duties. Buildings are assessed on a five-tiered scale, from five stars (the highest rating) to one star (the lowest rating).

CASBEE Certifications for Real Estate

“CASBEE (Comprehensive Assessment System for Built Environmental Efficiency)” is a method for evaluating and rating the environmental performance of buildings as well as a comprehensive evaluation system for the environmental performance of buildings including consideration to the surrounding landscape in addition to the aspects of environmental load reduction such as energy and resource saving and recycling performance. It evaluates buildings completed no less than one year prior, and they are evaluated with one of the four ratings of Rank S, Rank A, Rank B+, or Rank B.

JHEP certification quantitatively evaluates and certifies the efforts of Ecosystem Conservation Society-Japan to contribute to the conservation and restoration of biodiversity.
